Sustainable Expansion in the Peak District: A Modular Success at Farditch Farm Cottages

TF Jackson, a leader in modular building and part of the Eldapoint Group, specialises in crafting efficient, sustainable buildings off-site. These modular structures, built in controlled environments and assembled on location, are increasingly favoured by the leisure and tourism industry. A standout example is a project completed for Farditch Farm Cottages—an idyllic retreat nestled in the scenic Peak District.

Faced with the challenges of providing modern welfare amenities in a demanding, remote quarry environment, the project required a facility that could meet rigorous health and safety standards while offering comfort and functionality for the workforce. This case study explores the design, manufacture, and installation of a large prefabricated modular welfare facility

The Challenge

Farditch Farm features six high-end, self-catering holiday cottages that blend modern comfort with rustic charm. As guest numbers grew, the owners identified a pressing need for flexible accommodation that could expand during busy seasons—without sacrificing quality or environmental responsibility.

The Approach

TF Jackson collaborated closely with the Farditch team to deliver a modular solution that aligned with their goals for style, comfort, and sustainability. Key project components included:

  • Expandable Modular Extensions: Suites seamlessly attached to existing cottages, enabling increased capacity when demand peaks.
  • Independent Cabins: Standalone units offering private, tranquil spaces for guests looking to disconnect.
  • Complete Site Prep: Groundworks, utility setup, and foundation work were handled in full by TF Jackson.
  • Eco-Conscious Construction: Emphasis on energy efficiency, including the use of solar panels and green roofing.
  • Sustainable Materials: Integration of natural finishes like timber cladding, which is both renewable and durable.

This modular approach not only delivered a visually appealing outcome but also drastically reduced environmental impact. Building in a factory-controlled setting allowed TF Jackson to cut energy usage by up to 67%. Additionally, construction waste was reduced by as much as 90%, thanks to the precision and planning made possible by prefabrication.

The Result

The completed cabins—named Cheedale and Sterndale—were a hit with guests, especially younger travellers drawn to eco-friendly getaways. Each unit features a spacious double bedroom with an ensuite, a fully equipped shaker-style kitchen, a cosy lounge area, and stylish finishes like Karndean flooring.

Built with aesthetics in mind, the exterior timber cladding harmonizes perfectly with the surrounding countryside. You can take a virtual tour of one of the units here.

Since the installation, Farditch Farm has experienced a noticeable boost in bookings and received recognition for its sustainability efforts, further strengthening its reputation as a premium, environmentally conscious destination in the Peak District.
